Life in Maremma had then become not only possible, but also very pleasant, thanks to its beautiful landscape, mild climate and crystal clear sea, while the fertility of the land had also turned agricolture into a profitable business.
The farm of Count Ludovico Rosselmini Gualandi, stretching from Scarlino to Pian d'Alma, Gualdo and Poggio Tre Pini, up to the Castle, guaranteed constant harvest throughout the year.
Wheat was cultivated in the reclaimed areas, as well as in the deforested ones; forests were a neverending source of wood, cork and coal; animal farming bred quality cows and horses, in great demand and well paid.
The complex activity of the farm needed a large amount of workers that Count Rosselmini found among the citizens of Scarlino. Their commitment and dedication was thanked by the Count in his will, written in Pisa on the 28th of May 1914.
The will, opened on August 1919, gratified the people of Scarlino and nominated Cardinal Pietro Maffi of Pisa as the executor. His wife, Countess Augusta Rosselmini Gualandi, died two years later, leaving the following will:
"I entitle the House of the Divine Providence of Turin, named Cottolengo, as the sole general heir of all I possess at the moment of my death, properties, furnitures, valuables, jewels, silver etc…, with no exception whatsoever, with the intention that they will use my possessions for the well being of Pisa and Scarlino to the exent and in the form and way they shall deem more proper, in accordance with my executor, Cardinal Maffi."
Cardinal Maffi paid off Scarlino by building a nursery school, leaving all the rest of the properties for the Cottolengo.
The people of Scarlino were greatly disappointed by the decision, as they hoped for a more even distribution of Rosselmini's properties.
Cottolengo became therefore the sole owner of all Rosselmini's possessions, including Gualdo and Punta Troia.
